The Cincinnati City Planning Commission will consider today a recommendation that would facilitate the construction of a retail outlot at Keystone Parke and the expansion of Evanston Playfield.
The recommendation is a zoning swap of 0.44 acres at 2103 Dana Avenue from Commercial Community - Auto District (CC-A) to PR Park and Recreation District (PR) and 0.19 acres adjacent to 2117 Dana Avenue from PR to CC-A.
In March 2007, project developer Neyer Properties made a land swap with the Cincinnati Park Board in order to expand their retail outlot. In return, the Park Board received land originally owned by Duke Energy to expand the Evanston Playfield.
A public meeting was held on February 19, with two property owners, a representative from the Evanston Community Council, and representatives from Neyer Properties in attendance.
Fearing that some of Evanston Playfield could be replaced by development, the property owners were shown the plans for an expanded park, easing their concerns.
The Evanston Community Council had voted to approve the zoning changes on January 16.
The City Planning Commission is expected to approve the recommendations before passing it along to City Council.
A four-story, 69,000-square-foot office building is currently under construction at the site, with completion expected by this summer.
At buildout, Keystone Parke will also include a 10-story, 240,000-square-foot office building with restaurant and/or retail space; a 7-story, 160,000-square-foot office building; a restaurant/retail outlot and the improvements to the park.
