Meeting to discuss future of Clark

A community meeting will be held this evening to discuss how the new Clark Montessori School will function as a community learning center.

The meeting, to be held at the Oakley Recreation Center, 3882 Paxton Avenue, will explore programs and possible community partnerships that could make the new building useful to all of Hyde Park.

The design process for the new school for grades 7-12 is underway. The current Clark building is scheduled to be demolished by Cincinnati Public Schools this fall.

Tonight's session, which is open to the public, is a follow-up to meetings held last spring and summer.

HPNC to look at proposed mixed-use for Hyde Park Square

2633 Erie Avenue

The Hyde Park Neighborhood Council will convene a special meeting tonight to discuss and to take a position on a proposed mixed-use project for 2633 Erie Avenue (BIRD'S EYE) on Hyde Park Square.

Developer Falling Leaves LLC (Smith-Carnes Realtors) has proposed demolishing the current two-story residence, built in 1920, and erecting a four-story building on the site.

The building, which would have a footprint of over 4,000 square feet, would include the following:

* First floor: Approximately 500 square feet of retail space and 9 parking spaces
* Second floor: 3,795 square feet of office space
* Third and fourth floors: 4 apartment units

The meeting, which is open to the public, takes place at 7 PM at the Social Hall of the Knox Presbyterian Church, on the corner of Michigan and Observatory avenues.

2801 Erie photo update, 1/3/08

A giant hole in the ground awaits the future 2801 Erie condo project in Hyde Park.

Bloomfield, Schon & Partners is building the four-story, 13-unit condominium building at Erie and Shaw avenues.

Units in the $10 million project will sell for $650,000 to $1.5 million.

2718 Observatory photo update, 1/3/08

Interior framing and mechanicals appear to be the task at hand on the office project at 2718 Observatory Avenue in Hyde Park.

2718 Observatory Partners is expanding the house to create 6,200 square feet of Class A office space.

They estimate that the new construction could lead to up to 50 new jobs.

Knox Presbyterian Church photo update, 1/3/07

Exterior finishes are being applied and - judging by the look of some of the crew - drywall is being installed at the Knox Presbyterian Church at Michigan and Observatory avenues.

Miller-Valentine Group is building a 12,000-square-foot addition that mainly consists of a large stage area, with sound and lighting facilities, rooms for use by the choir, and restrooms.

Former Mairose Grocery razed

The building that housed a specialty meat shop since 1891 has been razed and the lot paved over.

Tucked away on Monteith Avenue between Erie and Observatory avenues, the Mairose Grocery has been lost to changing tastes.

The business closed in February, a month after owner Ken Jackson announced that the store would close due to a lowered demand for premium meats.

The Archdiocese of Cincinnati purchased the building in May and recently razed it, then graded the site with gravel -- ostensibly to use the site as additional parking for St. Mary Church.

Department of Buildings and Inspections recently informed the contractor doing the gravel work that a parking lot use requires the submission of plans and the acquisition of a permit.

The Archdiocese has not yet applied.

The Hyde Park institution had operated under the Mairose name since 1938 and had been in the Jackson family since Ken's father Al purchased the business in 1961.

A new four-story residence for Hyde Park?

Bloomfield, Schon & Partners, dba 2801 Erie LLC, may be planning a new building for the corner of Erie and Shaw avenues in Hyde Park.

They have applied for demolition permits for the three homes at 2801-2811 Erie Avenue.

Notes on a permit for new construction do not give many details, but they do mention a four-story building.

Zoning for the properties is RM-1.2, which is a multi-family district. RM-1.2 requires a minimum land area of 1,200 square feet for each dwelling unit. Since the site is 0.516 acres, there could be a maximum of 18 units.

All three of the properties to be demolished are two-families, were valued by the county at around $250,000 in 2005, and were built between 1900 and 1925.

Bloomfield, Schon & Partners is responsible for the award-winning* redevelopment of 660 Lincoln in Walnut Hills and are currently involved in the American Can Factory Square project in Northside.

City tax break could bring 50 jobs to Hyde Park

2718 Observatory Avenue

Cincinnati City Council unanimously passed a property tax exemption for 2718 Observatory Partners that could lead to up to 50 new jobs.

The developers plan to gut the building at 2718 Observatory Avenue and create 6,200 square feet of Class A office space.

While staying true to the neighborhood's architectural styles, the building's front and back walls, as well as the roof, will be removed to allow for the 2,800 square foot building to be expanded.

Mechanicals will also be replaced and the building will be made ADA-compliant.

2718 Observatory Partners expects that the project will attract 50 jobs over a three-year period, with $1.75 million in payroll.

The Community Reinvestment Area Tax Exemption is often used by the City to create or to retain jobs.

Construction is expected to cost $575,000 and will be financed by a 75 percent reduction in property taxes over a period of 15 years.

The project should be completed by spring 2008.

Hyde Park: 3798 Broadview Drive

Medallion Properties has completed this single-family home at 3798 Broadview Drive.

The home has four bedrooms and four-and-a-half baths.

When it was first listed last year it was priced at $788,000. It has since been upped to $819,900.

Two homes in the area recently sold for $685,000 and $798,000.

This neighborhood is adjacent to Seven Hills Properties' Lofts@4120 project and the Hyde Park Country Club.

Building at Summit Commons to continue

Stephens Construction will soon be breaking ground on two more single-family homes adjacent to its Summit Commons development.

The homes at 608 Torrence and 2121 Grandin will each be three stories with 3 bedrooms and 2.5 baths. Both will have two-car garages on the front facade.

Both houses are currently listed at $449,000.

They will also begin breaking ground soon for the detached sixth unit of Summit Commons, to be built in the same style as those below.

EDIT (3/22/07): According to the builder, none of the units are sold yet, but two are close. Build out is almost complete on two of the interiors with a third closing in fast. Other units are going to be left with unfinished interiors until a couple of the other units sell. They also have one unit left to build on the end of these five, plus another lot on Grandin where another house will be built.
