Rezoning passes for Incline Square

An emergency ordinance creating a planned development district (PD-53) for the $50 million Incline Square development has been passed by Cincinnati City Council.

PD-53 covers 8.83 acres owned by developer City Lights Development/Incline Square, LLC in the area around the Queens Tower in East Price Hill.

The developers have proposed a mixed-use project of condominiums, townhomes, restaurants, general offices and a medical office building, a revamped park and promenade.

Greater Cincinnati Associated Physicians (GCAP) and the Health Alliance have been signed as anchor tenants.

Construction of GCAP's office building, at the northwest corner of Mount Hope and Price avenues, is expected to begin in July.

The development's other buildings should break ground by November, with completion by the second quarter of 2010.

The project site had previously been zoned SF-4 Single Family, RMX Residential Mixed Multi-Family and RM-0.7 Residential Multi-Family.

The establishment of PD-53 will make developing the large site much more efficient because they developers will not have to seek a rezoning for each individual parcel.
