The City of Cincinnati and developer Unit Building Services will hold a grand opening at 11 AM today for a dozen new units in an office condominium project that could bring up to 70 full-time jobs to the City.
The Wooster Park Office Condominiums, located at 5080 Wooster Pike (BIRD'S EYE) in Linwood, are geared to small business owners and professional services and can be customized to each buyer's taste.
Each 1,200-square-foot unit is priced between $189,000 and $219,000, or $157.50-$182.50 per square foot, and can be purchased individually or in blocks.
The buildings feature Pella Energy Star-rated windows, LEED-compatible Bryant HVAC units, and access to nearby Armleder Park.
Owners of the office condos receives a 15-year, 75 percent tax abatement worth about $3,000 per year.
At buildout, the development will include three buildings with 12 units apiece.
The Wooster Park Office Condominiums are a much different project than what was first envisioned.
In 2006, Ernst & Rabe, having outgrown their Hyde Park space, approached Unit Building Services with the idea of developing a 20,000-square-foot building on the Wooster Pike site, where they would rent one-quarter of the building and lease out the remainder.
They soon backed out of the project.
Unit Building Services then formed a 50/50 partnership with the landowner to develop the property, and Ernst & Rabe eventually purchased 6 of the units.
