Alms Gate photo update, 1/25/08

A street sign has been installed, the stone gateway elements are up and a new home is under construction at Alms Gate in Columbia Tusculum.

Chrisman Homes is building this subdivision of $1 million+ homes in the hills off of Tusculum Avenue (BIRD'S EYE).

I believe that this subdivision will eventually be gated.

Anderson Township: Paddison Trail

Kaylor Custom Homes is currently selling homes lots in its Paddison Trail development.

Four homes are being offered from $299,900 to $399,900. Two appear to be completed and ready for occupancy.

Lots in the Anderson Township subdivision start at $300,000.

Paddison Trail is off of Paddison Road, near Anderson Center...Anderson Towne Center...Anderson Towne Place...the old Beechmont Mall.

The Club at Hillview wins county approval

The Board of County Commissioners unanimously approved a rezoning for an $80 million housing project in Green Township.

Towne Properties will build The Club at Hillview on the site of the Hillview Golf Course, just off of Wesselman Road.

The 293 housing units will include condominiums, patio homes, and attached and unattached single-family homes.

The rezoning allows for the attached multi-tenant buildings.

Units will be priced between $150,000 and $500,000.

The first units could be ready by fall 2008.

Columbia Tusculum: Alms Gate

Here is a sketch of 708 Alms Gate, which could be yours for a cool $1.35 million.

The home will contain 5 bedrooms and 3 full/3 half baths. There's also a three-car garage, but at least it will be on the side instead of the front.

The exterior is brick with cedar shingles.

Three other homes are currently listed. An affordfable housing unit is even available for $995,000!

Alms Gate is a gated subdivision being built off of Tusculum Avenue, adjacent to Alms Park.

Symmes Twp: Hearthstone Estates

Hearthstone Estates is a 49-lot subdivision being built off of McKinney Road in Symmes Township.

The 36-acre site features three home types--Lifestyle (patio homes), Falls, and Estate (or Showcase Homes).

The bottom end appears to be in the mid $400s and the top end somewhere around $900K.

Lots are also being offered for sale for $110,000-$120,000 for 1/6 acre.

The builders are M/I Homes, Brandenburg Homes, Capital Custom Homes, Heartwood Builders and Zicka Walker Homes.

(Yep, there's nothing more welcoming than a subdivision that's segregated by income!)

Symmes Twp: Loveland Trace

McKinney Developers/Ray Murphy Homes are starting a 16-lot subdivision called Loveland Trace.

The subdivision, on a cul-de-sac off of McKinney Road/West Loveland Avenue, will feature upscale housing at around $600,000 and up. (To be honest, I'm not exactly sure just where this will be located. I'm thinking just west of Glen Lake Road by Hidden Creek Park.)

Whitewater Twp: Glendower Place

Drees is looking to build a 199-lot subdivision in Whitewater Twp.

Glendower Place would be built on 83.3 acres off of Harrison Road, a half-mile east of Strimple Road.

The topography of the site is a challenge. Drees is proposing streets and homes along the tops of the ridges, with the most steeply sloped portions (near the I-74/I-275 interchange) remaining a greenbelt.

Three homes currently on the site would remain, as would the lake, which would be used as a detention pond.

The Hamilton County Regional Planning Commission has approved of the preliminary subdivision plan. Essentially, the project is a go unless there are changes made to the subdivision plan that cause it to no longer conform with the county's subdivision design standards.

Symmes Twp: Symmes Green

The Symmes Township Board of Trustees will hold a public hearing on June 5 regarding a rezoning for the Symmes Green subdivision.

Rhein Properties (applicant) and Enyart Road Development (owner) are proposing 35 single-family lots on just over ten acres off of Enyart Road between Donwiddle and Bristol.

The rezoning from "A" Residence to "B CUP" Residential Community Unit Plan is necessary to accomodate the planned density of 3.86 units per acre. "A" zoning allows only up to 2.17 units per acre.

On May 3, the Hamilton County Regional Planning Commission (HCRPC) ruled that the change to "B CUP" zoning was not consistent with the Symmes Township Land Use Plan and with the existing surrounding land uses.

Also, subdivision rules state that no more than 30 units can be built on a single-access street.

Instead, the HCRPC suggested an "A-2" Residence designation, which would allow up to 3.11 units per acre. Under this designation, the project would have to be redesigned and scaled down to 28 units.

A vote on the rezoning is not currently on the Trustees' agenda.

* A Homeowners Association will be created

Green Twp: The Club at Hillview

An article in the May 18, 2007 Cincinnati Business Courier revealed plans for a massive Towne Properties project in Green Township.

I recently ran across the site plan (above), so I thought I'd share.

The $80 million project, tentatively called The Club at Hillview, will be built upon the soon-to-close Hillview Golf Course, just off of Wesselman Road.

Towne plans for 293 housing units, including condos, patio homes, and attached and unattached single-family homes.

Units will be priced between $150,000 and $500,000.

County commissioners have yet to vote on the project.

If it is approved, the first units could be ready by fall 2008.

Bridgetown: Kildare Estates

Kildare Estates is getting going over in Bridgetown.

Holtman Stephenson Custom Homes is building the 32-lot subdivision just off of South Rd, between South and Kildare.

The homes, which start at $460,000, are being sold through Cagney, Weisker & Associates Realtors. Two are currently listed.

Nothing spectacular.

Colerain Twp: Creekwood Estates

Showcase Building & Design is building Creekwood Estates, a patio home subdivision, off of Colerain Ave near the Preserve. (Between Banning and Lapland.)

Prices range from $129,900 for 2BR/2BA to $187,900 for 3BR/2BA.

Madisonville: Sonoma Hill

The subdivision looks largely built out.

All I can say is that this is bland, so very bland. It's a completely uninspiring non-place.

The only positive about it is that it's new housing inside of the city limits. And they seem to be selling even in the mid $200's, so there seems to be a market for this type of development within the City.

Here are some pics I got the other day.

I just love the seamless transition between foundation and siding!

Symmes Twp: Primrose

Grand Horizons is looking to develop a subdivision on 6 acres along the west side of Lebanon Rd, just south of Bent Creek Dr.

The subdivision will contain 13 lots.

Two of the lots will front on Lebanon Rd, but will be accessed from the new public street.

Several of the end lots will be connected to the new street by a private drive.

Anderson Twp: English Garden

Home Wood Development is seeking to build a 15-lot subdivision off of Markley Rd.

The 3.8 acre subdivision will be on the east side of Markley, between James Hill Dr and Beechmont Ave.

Demolition of the homes at 1102 and 1120 Markley Rd would be necessary for the access drive, which will be a public street named English Garden Lane.

The 15 lots will surround a cul-de-sac.
