Cincinnati City Council has approved unanimously a rezoning that will allow six new condominium units to be built in Mount Adams.
The rezoning from single-family use to multi-family residential will let Metropolitan Design and Development build one more unit on the site at 941-951 Monastery Street (BIRD'S EYE).
The building will be 35 feet in height near the intersection of Monastery and Oregon streets and will gradually decrease in height as the street elevation increases.
Parking will be supplied on the first floor.
No timetable has been set for construction.

EDC to consider Mount Adams condos
Cincinnati City Council's Economic Development Committee will consider today a rezoning that could allow six new condominium units to beuilt across from the intersection of Monastery and Oregon streets (BIRD'S EYE) in Mount Adams.
Developer Metropolitan Design and Development (Metropolitan) is proposing a building of attached units that begins at a height of 35 feet but then decreases as the elevation increases, thereby preserving views from farther up the hill.
To build the project, Metropolitan needs the property to be rezoned to RM-0.7 Residential Multi-Family, which would allow for their multi-unit building with only one curb cut and lower-level parking.
Current zoning on the six-lot site is SF-2 Single Family, which would only allow for five single-family homes with five curb cuts.
The proposed development has the support of the Mount Adams Civic Association, the Hillside Trust, and the City Planning Commission.
Metropolitan purchased the quarter-acre property last August for $205,000.
They have recently built condominiums in the neighborhood at 1236-1238 Elsinore Avenue and at the Hill Street Estates, 953-955 Hill Street.

Mount Adams also has small projects
While larger projects like Mount Adams Incline, the Elite and the Palisades of Mount Adams are pretty well known, there are often several smaller infill projects going on at the same time.
Some of the newer projects include a teardown, a large addition, and a land purchase that could lead to new condos.
The blighted property at 1037 Monastery Street (Monastery and St. Paul) is closer to demolition, with permits on the way.
The two-family home was supposed to be demolished in 2005 with plans to construct a new house on the property. Both wrecking permits that year expired before work was done. The property became overgrown and the City ordered it vacant.
A new owner purchased the property for $160,000 in April, and building permits for a new single-family house, which were applied for by the previous owner, are still being sorted out.
At 1237 Martin Drive, a 2,600-square-foot addition will be added to the original structure, which was built in 1864. The addition will take the two-family house to nearly 5,000 square feet.
Fletcher Remodeling & Custom Homes is doing the work. This one may be pricey because of the unstable hillside.
Permits for that project are in route.
Finally, Metropolitan Design and Development have purchased a quarter acre at 941-951 Monastery Street for $205,000. These six parcels start opposite Oregon Street and proceed up the hill.
Metropolitan is the same company responsible for the newer condos on the 1200 block of Elsinore.
No announcements have been made on this land purchase as the sale was only completed within the last two weeks.

Mount Adams: New homes at 1236-1238 Elsinore
Metropolitan Design and Development will be building two new single-family homes at 1236-1238 Elsinore Ave.
Permits are currently on the way, and a retaining wall will have to be built.
A home on the site built in 1880 was demolished in March.
Early in 2006 the company completed three attached homes on the neighboring lots. Both were high-end homes approaching the $700,000 range. (I think 1234 was listed at $799,000.)
