Reviving Cincinnati: 1346 Broadway, Part IV (The Finale)

After three years of blood, sweat, and nearly overwhelming toil, Todd McFarland had completed the restoration of the 1865 Italianate at 1346 Broadway in Pendleton.

And although he has a small punch list to complete such as finishing a shower, installing a few doorknobs, and pouring a parking pad on property he purchased from the City, he's finally reaping the benefits of his endeavor. All three units have tenants.

The attic, which will one day hold his office, has full mechanical hookups but remains to be built out.

The project took so long because of McFarland's meticulous adherence to the property's historic status. Wood floors, trim, and windows had to be restored or reproduced – a condition of the state historic tax credits that helped fund some of the work.

McFarland also installed a new roof and new mechanical systems.

The three-story home was originally built by a lard oil salesman at the end of the Civil War, and was purchased by a German doctor in 1873.

When McFarland purchased the property, the 4,000-square-foot-plus structure had been vacant for more than two years.

So with this major project complete, what will he be tackling next?

First he'll be addressing a couple of properties in Clifton and in Clifton Heights.

"Then I'll get the hell outta here for a little bit," he says. "Beach would be nice."

Upon his return, he'll get back to doing small contracting jobs and doing restoration work for others.

"No plans to rehab anything for myself in the near term," he says.
