Developer Kevin Murray is wrapping up work on his rehabilitation of 1215 Rutledge Avenue (BIRD'S EYE) in West Price Hill.
He purchased the 5,800-square-foot building in May 2007 for $108,000 and has spent the past 10 months restoring the apartments, updating the mechanicals, and installing a security and intercom/buzzer system.
Each unit includes new double-pane windows, hardwood floors, balconies and off-street parking.
The six-unit apartment building was a total mess, and had been a hotbed of drug activity for the neighborhood.
"The building was wide open when we bought it," Murray says. "We found over 30 syringes during demo and lots of glue paraphenalia."
Murray is currently renting out three two-bedroom apartments for $650 per month (no vouchers), with one more two-bedroom unit to come soon.
Two one-bedroom apartments on the third floor will follow.
Murray says that he has his eyes on some other Price Hill properties that are "screaming for help".
"I'm very positive about Price Hill as a development area and like the energy I'm seeing towards improving the neighborhood," he says.
